The Broxbourne Precinct is a mixed use site comprising Retail Shopping, a Restaurant, sixty residential units and some office space. When acquired by the present freeholders, the entire site was in a somewhat run down state, but Hastingwood has implemented an improvement programme which has substantially increased both the attractiveness of the Precinct as a place to live and work, and also its value. All the shops and offices have been fully let for several years.

Thirty of the residential units are contained within a modern conversion of a 10 storey office building serviced by two lifts. The other flats are a mixture of new build and traditional accommodation placed over retail shops below.

The Precinct has its own car parks, and the estate employs a Security attendant to supervise and control both parking and the area generally. All estate maintenance is provided by Hastingwood staff and we also look after the Landscape gardening required.

Inevitably the competing demands of freeholders, shop owners, shoppers, residents, office workers, and neighbours generate both disputes and agenda which vary in content and priority. The building and maintenance work is also challenging, and a considerable amount of diplomacy is often required to keep everything in balance.

This is all part of the job. The residents and businesses in the Precinct live and work together in premises and common parts which provide a good environment. The Landlord owns an appreciating asset without problems of collecting due rent and service charge.
